Strong Commercial Real Estate Market Conditions Expected to Stabilize; Concerns Over Interest Rates & Global Volatility Q4 Sentiment Index Dips to 57

WASHINGTON, Nov. 6, 2015 /PRNewswire-USNewswire/ --Commercial real estate executives forecast that asset values and capital availability will stabilize over the next year, leading to more measured market conditions, according to The Real Estate Roundtable's latest quarterly "Sentiment Index" released today.

"Responses to our Q4 2015 Sentiment Survey show that commercial real estate fundamentals continue to be strong, driven by robust demand across most major markets and asset classes. Concerns with appreciation in CRE asset values over the next year center on the timing and pace of interest rate changes, and international volatility. However, some survey respondents also note that international volatility might create more demand for safe haven assets like US CRE, thus continuing to push values forward and a slow, measured rate increase could be very positive longer term for the US economy," said Roundtable CEO and President Jeffrey D. DeBoer."

The Roundtable's Overall Sentiment Index score for the fourth quarter is 57 a four point dip from the previous quarter, but a 13 point drop from the same time oneyear ago. [The Overall Index is scored on a scale of 1 to 100 by averaging Current and Future high line residences condo Indices; any score over 50 is viewed as positive.] This quarter's Current Index of 62 dipped four points from the previous quarter, yet dropped 12 points compared to Q4 2014 score of 74. This quarter's Future Index of 52 also decreased four points from the previous quarter, but dropped 13 points compared to the same time one year ago, when it registered at 65.

In addition to CRE asset values, the Sentiment Index continues to report positive conditions about debt and equity capital markets, with a prudent view. Several respondents noted that Real Estate Investment Trusts (REITs) have been sidelined from equity markets over recent quarters, even though capital remains plentiful on the private side.

DeBoer added, "The recent Congressional action on the national debt ceiling and federal budget occurred after this survey and should help to remove some associated uncertainties from the economy and markets. Even so, lawmakers in Washington must take additional steps to implement policies that bolster job creation and propel forward the slow but ongoing economic recovery. For example, Congress should act now to reform and reauthorize the job-creating EB-5 'immigrant investor' program, currently scheduled to expire on December 11."

Nobody stopped to ask about one senior dog at adoption event

On Saturday, a lovely senior dog named "Charlotte," attended an adoption event at a Petco store in Snellville, Georgia. Charlotte was wearing a lovely necklace, she had her nails done and she sat near the door to greet the shoppers who entered the store...but nobody inquired about meeting her.

According to the Society of Humane Friends of Georgia, Charlotte has been waiting to be noticed for weeks...her rescuers wrote:

All Charlotte wants is a nice retirement home, with a soft bed where she can lay her head at night. She has a few minor medical issues due to her age and rough past, but they're nothing that can't be managed with inexpensive medication and a little TLC.

Charlotte has a laundry list of wonderful attributes...according to her foster mom, Charlotte gets along well with other (calm) dogs, she is indifferent to cats and she enjoys going for car rides. Charlotte is already house-broken and crate trained and she would meld easily into most households.

Top 5 residential real estate markets for global investors

The U.S. has been named the hottest market for global residential property in a survey of 14 countries by real estate advisors Savills. The researchers analyzed economic and demographic trends to forecast how much prices in botanique at bartley showflat location popular cities will rise over the next five years.

And the essential ingredients for solid returns? A combination of population growth, rising wealth and limited housing supply.

1. United States

The U.S. housing market has enjoyed three years of growth as the economic recovery gathers pace. Prices are up about 30% from their 2009 trough.

San Francisco offers the most impressive growth potential. Nearby Silicon Valley has spurred interest in the city and secured its place as one of the country's best performing housing markets. Savills named it ahead of New York, Los Angeles and Miami.

But tread carefully. Savills director Yolande Barnes said there's a huge gulf in potential between the tech hotspots and rustbelt cities.

Wealth creation and positive demographics underpin the scope for solid returns in Middle East property. The Gulf economy has clocked annual growth of at least 4% for the past three years.

Dubai is the region's major real estate hub, and Savills believe its long-term prospects are supported by the city's role as a global business center.

3. Singapore

Measures to cool the overheated Asian market, coupled with a general slowing of the economy, has slugged sales and reduced prices in Singapore's prime residential market.

That could be good news for keen investors, however, because underlying demand remains strong, Savills said.

4. United Kingdom

Two European countries round out the top 5 -- Britain and Spain. The dynamics differ but both economies are strengthening and benefit from low interest rates.

Prices in London's residential market are enjoying a massive boom -- up 9% over the past year alone -- but demand overall remains buoyant, and the supply of new homes tight. Look for opportunities around the burgeoning tech sector in the capital, Savills said.

5. Spain

Teetering on the brink of collapse in 2012, the Spanish economy has turned its fortunes around to become one of Europe's standout performers this year. Real estate prices in the country are still more than 25% below their 2008 peaks, but the market has stabilized.

Property investors should consider Spain's Balearic islands, such as Majorca and Ibiza, Savills said. Popular with European tourists, these residential markets have been more resilient than those on the mainland, thanks to a diverse demand base and limited new supply.
